What is staging, and why do I need to do it to my house?

When you list your house for sale, obviously you want it to attract as many buyers as possible. The more people you attract to view your home the more potential offers you will have to choose from. Hopefully there will be a really good one in the pile.
The best way to do that is to “stage it”. which means putting your house on stage in front of millions of people to attract buyers, lots of buyers, especially buyers with fat wallets. After all, any reasonable home seller wants more for their home than what it is actually worth. Wait, did I just say that? Well, yes. It is true. Most reasonable home sellers also know that isn’t actually going to happen. But, if there is any chance of it happening, presenting your home at its best; just as you would present yourself at your best when applying for a job, is your best bet. Also, think about it. Along with that, staging can be multi-faceted. It can simply mean, discarding all the clutter, taking down the family photos so the potential new owner can envision their family in your home, cleaning out the closets, less is best and getting rid of the pet odors and pee stains. If you have kids and they use the family room for a jungle gym, it might include covering up the scuff marks and that three foot line of grime that runs the perimeter of the walls. If you really want to get fancy, for a chunk of change, you can hire a professional “Home Stager” who will guide you in the presentation process, maybe even swapping out your old crusty furniture for their new modern furniture and rearranging the decorations so your house looks attractive to the largest volume of buyers with those fat wallets.
Bottom line is, you can hire a fancy professional stager to advise you and coach you, maybe even loan you some free furniture, or you can clean the place up yourself and make it presentable so when uncle Tom from Lithuania randomly finds your house doing a Zillow search he won’t email you and say “OMG! how do you live like that?”. Or, even better yet, you will fetch a fat walleted Buyer in less than ten days, who loves what you did to the place and makes you a fat offer because they have to have it! Staging, no matter how you decide to do it, is a win, win for everybody.
